Do I need a big down payment?
Not necessarily. Fannie Mae's HomeReady and Freddie Mac's Home Possible programs are built for low down payments, with income limits based on the area. With a smaller down payment on a conventional loan, you'll usually pay private mortgage insurance (PMI). We'll show you the exact numbers, with the APR, for your situation.
What is PMI?
Private mortgage insurance protects the lender, not you. According to the CFPB, you may be required to buy it on a conventional loan when your down payment is below the level your lender requires to avoid it.
How much can I borrow with a conventional loan?
Conventional loans that Fannie Mae and Freddie Mac buy have a maximum set each year by the FHFA. For 2026, the baseline limit for a one-unit home is $832,750, and some high-cost areas are higher. Above that, you'd look at a jumbo loan.
